
An opportunity has arisen for the lease of two new commercial units to be built adjacent to a prime Armagh city centre-based retail brand.
The units – which are yet to be constructed – will be positioned across from the existing B&M Bargains store on the Lonsdale Road in the city.
The development of the units is part of an estimated £1.2 million investment announced by Armagh I back in 2021, which has already seen the B&M Bargains store benefit from a major extension that increased their floorspace from 12,000 sq feet to close to 20,000 sq feet.

The plans include the two new units with one outlined for a coffee shop and the second suitable for “a wide range of uses with various configurations available”.
Each will extend to approximately 1,250sq ft and will be “finished to shell ready for tenant’s fit-out”.
In addition, the letting agent Lisney, understands that the current configuration of the units could be “amended” to meet the requirements of an incoming tenant, including “amalgamation of both units to provide a larger 2,500sq ft store and the addition of a mezzanine level of up to 1,500sq ft”.
The agent also states that the vendor is prepared to consider a pre-let of one or both of the proposed units.
Both units will be to the Lonsdale Road side and to the rear of the existing church hall property. One will be up against the gable end of B&M Bargains with the other adjoining and overlooking Lonsdale Street – directly across from Armagh Courthouse.
They will be serviced by the existing car park situated at the B&M Bargains site.
The cost of the respective leases has not been disclosed but is available to interested parties upon application to Lisney.
