Approval granted for 32 new-build houses and apartments in Banbridge

The site lays directly between St Patrick's College and Banbridge Linen Factory and has for many years lain unused and overgrown

Plans for a new residential development in Banbridge have been given the seal of approval from council.

Proposals were put forward in July for the development of 32 residential units on lands just off the Scarva Road, adjacent to St Patrick’s College.

The site lays directly between the college and Banbridge Linen Factory and has for many years lain unused and overgrown.

The applicant, Lotus Homes, have now been given the thumbs up from ABC Council to construct 15 apartments, 16 semi-detached homes and one detached dwelling on the 1.04ha site.

Lotus Homes express a commitment to sustainability and the environment, which is reflected in their “energy-efficient homes”.

As such, each home will be provided with solar panels to “reduce energy wastage and lower utility costs for homeowners”.

According to a planning statement, residents will also avail of further private amenity space in the form of rear garden areas, with the average garden size without sunrooms measuring 94.48sqm and with sunrooms measuring 81.90sqm.

Communal amenity space is included for apartment residents, measuring c. 526sqm, equating to c.35sqm per apartment.

The development also includes a comprehensive landscaping scheme incorporating hedge and tree planting to the site frontage at Scarva Road.

The vehicular access to the site is proposed to be taken from Scarva Road.

A total of 23 car parking spaces are allocated to the apartments and eight visitor spaces are included throughout the development.

The semi-detached and detached home will all benefit from adequate car parking to accommodate between two or three cars each.

In terms of layout, the apartments will take up a prominent position close to the Scarva Road entrance, with a short drive leading on towards the semi-detached and detached properties.

Trees and landscaping will be incorporated throughout the scheme.

The detached home will comprise three bedrooms, 12 of the semi-detached properties will also comprise three bedrooms with the remaining four consisting of four bedrooms.

All 15 apartments comprise two bedrooms.
