Derelict listed building in Lurgan town centre offers redevelopment opportunity

The agent says that the poor state of repair allows a developer the opportunity to 'fully redevelop the site'

A derelict building in the heart of Lurgan town centre could be set for a new lease of life as a mix of offices and apartments.

The prominent street-facing building on High Street has long lay vacant and subsequently fallen into a state of disrepair in recent years.

The attached terrace of three-storey former townhouses were previously identified as priority buildings under the Lurgan Townscape Heritage scheme.

They were thought to be constructed circa 1810 and are Grade B, B, B1 listed with a small number of original sashes externally.

A report outlined the condition as “surprisingly good”, although, it added the properties are “clearly suffering from lack of maintenance and the rear wall of the main building is saturated leading to a number of dry rot attacks which have affected timber floors”.

Under the agency of S McAtavey Property Services, the premises have now been listed for sale with price available on application.

The sale comes with full planning permission for two offices and nine apartments under two phases.

Phase one outlines that Building Control approval has been granted for two ground floor offices and four 1/2 bedroom apartments across the second and third floors.

Phase two relates to full planning permission for a further five apartments in the long rear return of No. 46 and within the outbuildings to the rear.

The site area extends to approximately 0.35 of an acre (0.14 Ha).
