Three-storey apartment block planned on ‘long vacant and unsightly plot’ in Lurgan town centre

Plans have been drawn up for a three-storey block of apartments on what is described as a “long vacant and unsightly plot” of land in Lurgan town centre.

An application has been lodged with ABC Council which, if successful, would see the construction of 12 new two-bedroom apartments.

The exact site in question is described as being on “lands bounded and south-east of No. 85-95 North Street, North-east of No. 4-26 Wellington Street and south-west of Oakleigh Fold, North Street”, with the applicant being Belfast-based Charles Lavery & Sons Ltd.

According to a supporting statement, the earmarked development is on an “irregular shaped” piece of land to the rear of two rows of terraced homes, which is “currently overgrown and uneven”.

The plan is for a block comprising four apartments, of varying sizes, on each of three floors.

The supporting statement adds: “The proposed development reflects the density and character of the surrounding residential
area and has been designed to respond sympathetically to the site context.

“It will transform an underutilised vacant plot into an attractive and sustainable place to live.”

Vehicle and pedestrian access is planned directly from Wellington Street, with a total of 16 parking spaces.

A private garden space is planned at the rear of all four ground floor apartments, with balcony provided to all eight upper floor units.

In terms of access and public transport, documentation indicates the site is a short distance from a bus stop on North Street, with another just a little further away on Market Street.

“The development links to Lurgan Park and surround Craigavon Cycle trails, promoting sustainable transport,” according to the supporting statement. “Dropped kerbs and tactile paving will be installed to ensure accessibility for all users, including those with mobility impairments.”

And it concludes: “The proposed development of 12 two-bedroom apartments represents a high-quality, sustainable residential scheme that will regenerate a long vacant and unsightly plot on Wellington Street.”
