Former St Brigid’s High School to be leased as it is billed as ‘substantial commercial asset’

48,000sq ft building could be leased in 'one, two or numerous lots' with range of suggested potential uses

The former St Brigid’s High School in Armagh is to be offered ‘to let’ to interested tenants from next year – with a variety of potential uses suggested.

The Southern Regional College is currently making use of the school as temporary accommodation while a new £30 million campus is built at Lonsdale Road.

The college is due to be completed in 2020.

And the search has now started to find the next tenants for the 48,000 sq ft property, located at Killylea Road, on the edge of the city centre.

The building – which will be available to move into from September next year –  is being described as a “substantial commercial asset”.

It was vacated following the amalgamation of St Brigid’s and St Patrick’s Grammar School on the site at Cathedral Road.

It remained vacant until being occupied by SRC, which is in the process of seeing through plans to build three multi-million pound campuses in the borough.

That runs out next year and the hope now is that a tenant – or tenants – can be secured ahead of the SRC’s departure.

CPS in Armagh has been appointed as the letting agent for the three-storey building, which dates back almost 50 years.

It is described as extensive and modern, a “recently refurbished commercial property”.

According to CPS, the property could be let in “one, two or numerous lots”.

Is is being described as a “substantial commercial asset of around 48,000 sq ft of accommodation”. It is set on a site stretching to around 8.39 acres.

According to CPS: “The property is suitable for a variety of uses such as bespoke office space, technology hub, indigenous businesses and sporting utilisation.

“The entrance to the property is dual, both off Windmill Hill and Nursery Road, a few hundred metres from the Killylea/Ring Road.  This prime location is within a 10 minutes walk of the historic Armagh City Centre which benefits from all amenities to include shops, restaurants, schools, places of worship and provides good transport links to Belfast and Dublin.”

Built in 1971, the school is described as having been well maintained and recently underwent extensive refurbishment making it fully compliant with all regulatory bodies.

The property includes almost 30 classrooms, across basement and first and second floor levels, as well as two assembly halls, library, toilet provision, office/admin, storage space, canteen and gym.

The grounds are landscaped and provide grassed surfaced sports and play areas as well as parking.
