Tandragee’s famous Montagu Arms is back on the market.
The popular Co Armagh hostelry had closed in May 2022, with the owners at that time blaming their difficult decision on lack of staff.
It came after 22 years at the helm, the owners saying they had been “left with no option” but to pull down the shutters as a result of the “lack of staff availability in the hospitality industry since the onset of Covid pandemic”.
There was shock and sadness within Tandragee at the loss of this mainstay in the sector. But that shock and sadness soon turned to optimism and opportunity.
For the premises, at Church Street, was subsequently reopened before Christmas, when a Tandragee man fulfilled his dream of running a pub.
The Montagu, however, once again called last orders earlier this year and the venue has been out of operation since.
Now, agents have been appointed with a view to finding new owners.
And if and when such a sale is agreed, there is no guarantee that the venue would reopen as bar or restaurant.
Offers over £425,000 are being sought by Avison Young for the total site, which stretches from 9-19 Church Street.
The property – with floorspace close to 5,800 sq ft – is up for sale “with or without the benefit” of a liquor licence, which would be required to continue to trade in its previous uses.
According to the agents, the expansive property is “suitable for a variety of alternative uses subject to planning with a low capital value per sq ft”.
Avison Young describes the Montagu Arms package as consisting of “an extensive ground floor public bar, restaurant and off licence as well as a self-contained retail unit”.
The first floor provides additional restaurant seating and six en suite guest rooms.
The agent adds: “The property is situated on a site of approximately 0.44 acres. To the rear of the property, the subject benefits from a large parking area as well beer garden/smoking area.
“The extensive accommodation at ground floor provides a traditional public bar as well as function/lounge space and games room.
“The restaurant provides a fully fitted commercial kitchen. WC facilities are provided throughout along with ancillary storage and keg rooms etc. Additionally at ground floor level is off-licence with its our access as well as a self-contained retail unit which is currently let out.”
The property is located close to the famous Tayto Crisp factory and Ballymore Parish Church, with “redevelopment potential subject to planning”.
