Approval sought for development of 46 residential homes in Derrymacash

Approval has been sought to build 46 houses in the Derrymacash area of Lurgan.

Plans were submitted to Armagh City, Banbridge and Craigavon Borough Council by Roslyn Developments Ltd and pertain to lands adjacent to and north of Ballynery North Road.

The proposed residential development, if approved, would comprise a mixture of houses, garages, car parking, landscaping, open space provision, new vehicular access and all associated site works.

Of the 46 proposed new homes, 18 would be provided detached garages.

The houses will be two or one-and-a-half storey with a mix of detached and semi-detached units all designed to reflect a “simple rural style”.

The site earmarked for development is currently utilised as “farmed and cultivated agricultural land” and lays west of and adjacent to neighbouring development Coleman Park and south of and adjacent to Raughlan Meadows.

Plans detail that the sole vehicular and pedestrian access point into the site will be from Ballynery North Road and will service the full extent of the application site; the primary access route will run from south to north through the site, off which various cul de sacs will be served.

A central amenity space is included in plans which will be “overlooked on all sides by the front/primary elevations of dwellings” to be utilised by residents as a shared space for children’s play and recreational activities.

To ensure the safety of future residents, plans encompass a variety of techniques, including “traffic calming at the entrance to the shared use space and a change in the surface material and articulation of the carriageway to reduce vehicle speeds”.
