Newtown development site could see 35 new homes built with social housing boost

Up to 35 new homes could be built in Newtownhamilton… with approximately one quarter of those builds to be assigned as social housing.

The area upon which the houses could be built is a portion of zoned land for residential housing development in Newtownhamilton that has recently entered the property market.

The 0.78 hectare site is based on the Castleblayney Road just east of the Dungormley Estate.

An additional 0.22 hectare site is also available as part of the sale.

The land has been listed under the agency of Newtownhamilton-based, Real Deal Property Services who advise that an NI Water and Main sewer are also available on site.

While no planning permission has been submitted for the development to date, according to zoning stipulations attributed to the lands a minimum of nine homes must be provided for social housing if and when the lands are developed.

Overall, there should be a “minimum gross density” of 35 dwellings per hectare – which would, thus be the total amount of homes constructed if the lands are purchased in conjunction with the additional 0.22 hectare site.

Access to any future development must also be from the Dungormley Estate.

The sale is by private treaty with price available on application, however, offers are being invited in the region of £15,000 per unit bringing the overall joint site value [including both plots] to an estimated £525,000.
